When preparing your home for sale the best place to start is with a Home, Pest and Roof Inspection. This is often something the buyers will do once you have accepted their offer. However, it is always best to know of any necessary repairs prior to putting your home on the market. If you have the inspections done you can decide which repairs if any you would like to make prior to selling your home. Even if you do not decide to make any of the necessary repairs you will be able to provide the reports to all buyers. All buyers will be required to acknowledge receipt and review of the inspection reports, and any offers received will have factored in the cost of those repairs.
Not all cities require a City Resale Inspection, but all sellers are required to disclose any unpermitted work. The disclosure of unpermitted work will not require you to obtain the necessary permits, but it will help the buyers to determine what items will need to be inspected. All information provided to the buyers ahead of accepting offers will help to eliminate the need or ability for the buyer to renegotiate the purchase contract after acceptance.
